In today’s markets, many sellers are choosing to forego utilization of real estate agents to sell a property. While real estate agents can be helpful in some circumstances, if a property is well priced, often they are not necessary to obtain a purchaser. Moreover, real estate agencies often charge 4 to 6 percent of the purchase price for their services.

Many sellers are reluctant to “go on their own”, feeling that they lack the experience and expertise of a real estate professional.

John offers a cost-effective solution to the seller. John can provide his services on, an hourly fee basis, which usually results in a dramatically lower transaction cost to the seller.

While John will not market your property, he can provide the following services:

  • Selection, negotiation, and/or review of Purchase and Sale Real Estate Contracts including counter proposals, addendums, etc.
  • If you already have a signed contract, John can review it and answer any questions or help resolve any disputes or issues remaining with the potential buyer.
  • Should a dispute arise, John can provide demand letters, and if necessary, can demand mediation, which is required as a condition precedent to filing a lawsuit in Colorado.
